70 St Patricks Road is the site of the former St Patricks Garden that was sold enbloc to UOL. Now, a new condominium is on the drawing board, and is expected to launch for sale in 2014.

This promises to be one of the most attractive condos on the market. For a start, it is on freehold land, an increasingly rare and valued commodity. 70 St Patricks Road is also in a quiet low-rise residential estate. For an idea of the kind of homes in the neighbourhood, here is a picture of the next door neighbour, St Patrick’s Residences (launched & sold out some time ago).

St Patrick’s Road is at Marine Parade, in the heart of East Coast, one of the most coveted districts to live in. Fans of East Coast (and there are many) tout it’s closeness to the city centre, the proximity to the East Coast Beaches, the sense of peace and cosy charm, the sea breezes, and the food.

Especially the food. East Coast is home to some of the tastiest, most mouth-watering and widest variety of food outlets around. Gastronomic delights, old and new abound, in almost every nook and cranny.

It is also home to some of the most established and reputable schools. 70 St Patricks is within 1 km to Tao Nan Primary, Ngee Ann Primary, and CHIJ Katong. Others like St Patrick’s School, CHIJ Katong Convent, and Victoria Junior College are within walking distances.

Many of those who grow up in the East Coast area never want to leave it, and it’s easy to see why.

Parkway Parade shopping mall is 1.5 km down Marine Parade Road. It has a pretty complete range of shops, banks, supermarket.

The much anticipated Eastern Region Line (ERL) MRT line that will connect the residential estates of Changi, Upper East Coast, Bedok South, Siglap, Marine Parade and Tanjong Rhu with the Central Business District in Marina Bay is due to complete by 2020. Anybody’s guess right now exactly where the Marine Parade station is located, but it shouldn’t be that far away!

Update: The Blossoms condo. Now that Seventy St Patricks is sold out, if you want something equally near an MRT station and good schools, you might want to consider the upcoming Lentoria condo. This is a promising little development, with the advantage of being close to the Central Water Catchment Area, and surrounded by greenery.

The Lentoria condo is likely to be within 1 KM radius of St Nicholas Girls’ School, one of the most sought-after schools in Singapore. Another characteristic it shares with Seventy St Patricks, is that it sits within a private residential neighbourhood.

But it has the advantage of being within a short walk of a shopping centre, the Lentor Modern mall. This mall is also directly linked to Lentor MRT station on the Thomson-East Coast Line, that incidentally, is the same line that Seventy St Patricks is on.

Another attractive feature of the Lentoria condo is that it is right beside a landed enclave on its west. And because it is a high-rise project, unlike Seventy St Patricks, there will be good views to be had from higher floor apartments, all the way to Peirce Reservoir and Park. The Lentoria showflat launch is likely to only take place towards the beginning of 2024.

OTHER DEVELOPER LAUNCHES

The RV Altitude condo is another new freehold development, like Seventy St Patricks. However it is different in other aspects. For one thing, RV Altitude is a high rise development, compared to the 5-storey 70 St Patricks. For another, this project is in a much higher end location.

That’s because the RV Altitude condo sits on a plum plot of land along River Valley Road, on the outskirts of Orchard Road. River Valley Road, that runs almost parallel to Orchard Road, is an upmarket residential area. A number of pricey private apartments and condominiums line this road, as it winds its way past some old shophouses as well, and to the Raffles Place / Shenton Way CBD, past Clarke Quay.

RV Altitude is being developed by Roxy-Pacific Holdings. This developer is known for its preference for freehold sites, some of them rather small, that they turn into new boutique homes. They have almost a talent for this sort of thing. The RV Altitude site certainly fits this profile perfectly.

Do not expect RV Altitude to come cheap though. With the land cost alone being around $1,582 PSF, break-even cost even for a simple design, will likely come up to around $2,200 PSF. On that basis, selling price for the RV Altitude condo could be as low as around $2,400 PSF, or up to almost $2,800 PSF, considering that new nearby freehold projects are currently fetching above.

The RV Altitude showflat is likely to open for viewing appointments in October or November 2018. Site and floor plans are also not ready yet.
