Freehold Property :: 10 Evelyn Launch

If you like low-rise property that is on freehold land, and missed the boat with Seventy St Patricks now that it is sold out, you might want to consider the 10 Evelyn launch. Like Seventy St Patricks, this new project is also in a predominantly private prime residential enclave.

In fact, the 10 Evelyn condo is in an even more upscale residential neighbourhood. Its location is at Evelyn Road in the Newton / Novena area on the edge of Orchard Road, roughly 5 minutes drive from it. This is part of the bigger Bukit Timah district, that has a long tradition as an exclusive and highly valued residential estate.

In terms of character, it shares similar traits with Seventy St Patricks. 10 Evelyn is also a mid-sized development, comprising only 56 units. It is also surrounded by low-rise residential apartments and 2 to 3 storey landed houses, mixed with some higher rise private condominiums.

The neighbourhood is similarly well supported by a number of brand name schools too. Within just a 2km radius, one can count schools like St Joseph’s Institution (Essex and Malcolm Road branches), Anglo-Chinese School (both the Barker and Winstedt road ones), Singapore Chinese Girls’ School, and Raffles Girls’ School.

Quite apart from the schools, the 10 Evelyn launch has the advantage of Seventy St Patricks in that it is within walking distance of at least 3 good-sized shopping centres. It takes 5 minutes to walk to United Square via a short cut through Surrey Road. Slightly further up Newton Road, a roughly 8 minute walk will get you to Velocity @ Novena Square, and Square 2. This is incidentally, also where the Novena MRT station is. But if you prefer, a 7 minute walk southwards instead, will bring you to Newton MRT station, which is an interchange between the North-South and Downtown lines.

On the flip side of course, such a prime location does not come cheap. The pricing for freehold property in the Orchard Road area and its outskirts, has been trending at above SGD$3,000 PSF in recent times (given that even 99 year leasehold property in the location, such as at Martin Modern, has already hit around $2,800 PSF). While the 10 Evelyn condo pricing has not been finalised yet, we should expect it be above $2,700 PSF at the very least.
