The overall design and site layout of Seventy St Patrick’s are unique. The blocks are set out on the site in boomerang shapes, so that almost all units get views of either the pool, or little nooks and corners of gardens.

In addition, 43% of the units get dual frontages. Which means no other unit at its back (as is usually the case in most projects). Instead, these enjoy views from both sides, allowing for through ventilation, and balconies behind the kitchen. You can choose to have a leisurely breakfast corner there, or be strictly pragmatic and decide that is your yard.

A lot of thought and attention to details here. Floor plan layouts are efficient and functional. The rooms are a decent size, not lavish, but not shoe-box. The finishes are lovely. Marble flooring to the living and dining areas, and solid oak timber flooring to the bedrooms.
The landscape architects, Sitetectonix, have weaved the facilities and gardens between the blocks in thematic layers, creating a sense of space and tranquility. Seventy St Patrick’s has in fact won the 2014 International Property Award (Asia Pacific) for Residential Developments in Singapore.

OTHER DEVELOPER LAUNCHES
Another upcoming freehold new launch toward the east of Singapore is the Arcady condo at Boon Keng. This project promises to be good value for money, just as Seventy St Patricks was. It is located in the Kallang Planning Area, along Serangoon Road, beside Barnabas Lane.
This is a city fringe location, not too far from Orchard Road and Little India. It allows for proximity to the city centre, without the kind of eye-watering price tags to be found there.
The other advantage about the Arena condo location is that it is within 6 minutes walk of Boon Keng MRT station on the North-East Line. This line goes to Doby Ghaut in Orchard Road, as well as Clarke Quay, Chinatown, Outram, and Harbourfront.
One big attraction about the Arcady condo at Boon Keng, are the unblocked views that higher floor units will enjoy in various directions, as much of the surrounding comprises low-rise homes, including old shophouses.
The Arcady showflat is targeting to open for VIP Preview sometime at the end of 2023, or possibly early 2024. The actual booking date will be a couple of weeks after that. Only those who sign up at the Preview will get to enjoy the early bird discounts.

But if your preference is still for the District 15 area, closer to where Seventy St Patricks is located, there are some good new launches as well. Just don’t expect the same kind of pricing that 70 St Patricks offered.
Some of these are projects like Meyer Mansion, Coastline Residences, One Meyer, the Nyon condo, Amber Park by CDL, and soon, the upcoming Liv @ MB. Of all of these, only Liv @ MB is 99 year leasehold. The others are all on freehold land.
Because of that, Liv at MB is likely to be the closest in pricing to Seventy St Patricks. While the freehold ones average around $2,4xx to $2,7xx PSF, Liv @ MB could possibly be looking at something closer to the $2.2K PSF range.
It sits on the site of the former Katong Towers, that was sold en-bloc in a collective sale tender to Bukit Sembawang Estates. This site has the advantage of being within 5 minutes walk from the upcoming Katong Park MRT station.
This project is worth viewing, if only because it has one of the best site plan layouts. There are only two blocks here, housing a total of 298 units. Hence due to the size of the land, almost 80% of the site is given to landscaping and the communal facilities. On top of that, there are two levels of sky terraces, that provide even more facilities. But best of all, they provide some pretty good views too, including almost panoramic sea views.
