Seventy St Patricks Condominium

Seventy St Patricks is fully SOLD. For other similar freehold low-rise property, see the 10 Evelyn launch below.

Seventy St Patrick’s condominium is a delightful low rise 5-storey high development, with a cosy landed feel, right in the heart of the District 15 Marine Parade / East Coast residential area with its very strong sense of neighbourliness.

Seventy St Patricks is a rarity, one of the few brand new freehold condos that will have an MRT station (Marine Terrace station) almost on its doorstep. The showflat will be unveiled soon, and here are some artist’s impressions.

Seventy St Patricks Design

The overall design and site layout of Seventy St Patrick’s are unique. The blocks are set out on the site in boomerang shapes, so that almost all units get views of either the pool, or little nooks and corners of gardens.

Seventy St Patricks CondominiumArtist’s Impression :: 70 St Patricks 2 Bedroom Premium Patio Unit

In addition, 43% of the units get dual frontages. Which means no other unit at its back (as is usually the case in most projects). Instead, these enjoy views from both sides, allowing for through ventilation, and balconies behind the kitchen. You can choose to have a leisurely breakfast corner there, or be strictly pragmatic and decide that is your yard.

A lot of thought and attention to details here. Floor plan layouts are efficient and functional. The rooms are a decent size, not lavish, but not shoe-box. The finishes are lovely. Marble flooring to the living and dining areas, and solid oak timber flooring to the bedrooms.

The landscape architects, Sitetectonix, have weaved the facilities and gardens between the blocks in thematic layers, creating a sense of space and tranquility. Seventy St Patrick’s has in fact won the 2014 International Property Award (Asia Pacific) for Residential Developments in Singapore.

Another upcoming freehold new launch in the east of Singapore is Arena Residences. This project promises to be good value for money, just as Seventy St Patricks was. It is located in the Guillemard area, at Guillemard Crescent, on the fringe of Geylang.

The section of Geylang that is immediately opposite Arena Residences however, has been zoned for commercial / institutional. This augurs well for the new development, as this zone is set to draw in new start-ups and small businesses who like the proximity of the location to the city centre, while enjoying lower rental rates here.

The other advantage about the Arena Residences location is that it is within 6 minutes walk of Mountbatten MRT station on the Circle Line. This line goes to the Marina Bay Financial District and the Esplanade, as well as to Doby Ghaut in Orchard Road. It has the advantage of joining every other MRT line in Singapore too.

One big attraction about Arena Residences, are the unblocked views that higher floor units will enjoy overlooking Singapore Sports Hub and Kallang Leisure Park (where the Arena Residence showflat is located), to Kallang Basin and the city centre skyline. Residents of lower floor units can see those views too from the rooftop Sky Terrace, where the pool and entertainment areas are.

Prices are looking good, starting from just $970K for a 2 bedroom unit (the smallest unit type available here), after the 5% + 3% Early Bird Discount for the launch. This works out to around $1,7xx PSF, similar to what Seventy St Patricks launched at.

The Arena Residence showflat will open for the VIP Preview on 27 October 2018. The actual booking date is likely to be a week later, in early November. Only those who sign up at the Preview will get to enjoy the early bird discounts.

But if your preference is still for the District 15 area, closer to where Seventy St Patricks is located, there are some good new launches as well. Just don’t expect the same kind of pricing that 70 St Patricks offered.

Some of these are projects like Meyer Mansion, Coastline Residences, One Meyer, the Nyon condo, Amber Park by CDL, and soon, the upcoming Liv @ MB. Of all of these, only Liv @ MB is 99 year leasehold. The others are all on freehold land.

Because of that, Liv @ MB is likely to be the closest in pricing to Seventy St Patricks. While the freehold ones average around $2,4xx to $2,7xx PSF, Liv @ MB could possibly be looking at something closer to the $2.2K PSF range.

It sits on the site of the former Katong Towers, that was sold en-bloc in a collective sale tender to Bukit Sembawang Estates. This site has the advantage of being within 5 minutes walk from the upcoming Katong Park MRT station.

Freehold Property :: 10 Evelyn Launch

If you like low-rise property that is on freehold land, and missed the boat with Seventy St Patricks now that it is sold out, you might want to consider the 10 Evelyn launch. Like Seventy St Patricks, this new project is also in a predominantly private prime residential enclave.

In fact, the 10 Evelyn condo is in an even more upscale residential neighbourhood. Its location is at Evelyn Road in the Newton / Novena area on the edge of Orchard Road, roughly 5 minutes drive from it. This is part of the bigger Bukit Timah district, that has a long tradition as an exclusive and highly valued residential estate.

10 Evelyn Launch :: Neighbourhood

In terms of character, it shares similar traits with Seventy St Patricks. 10 Evelyn is also a mid-sized development, comprising only 56 units. It is also surrounded by low-rise residential apartments and 2 to 3 storey landed houses, mixed with some higher rise private condominiums.

10 Evelyn Launch10 Evelyn Launch . Design

The neighbourhood is similarly well supported by a number of brand name schools too. Within just a 2km radius, one can count schools like St Joseph’s Institution (Essex and Malcolm Road branches), Anglo-Chinese School (both the Barker and Winstedt road ones), Singapore Chinese Girls’ School, and Raffles Girls’ School.

Quite apart from the schools, the 10 Evelyn launch has the advantage of Seventy St Patricks in that it is within walking distance of at least 3 good-sized shopping centres. It takes 5 minutes to walk to United Square via a short cut through Surrey Road. Slightly further up Newton Road, a roughly 8 minute walk will get you to Velocity @ Novena Square, and Square 2. This is incidentally, also where the Novena MRT station is. But if you prefer, a 7 minute walk southwards instead, will bring you to Newton MRT station, which is an interchange between the North-South and Downtown lines.

On the flip side of course, such a prime location does not come cheap. The pricing for freehold property in the Orchard Road area and its outskirts, has been trending at above SGD$3,000 PSF in recent times (given that even 99 year leasehold property in the location, such as at Martin Modern, has already hit around $2,800 PSF). While the 10 Evelyn condo pricing has not been finalised yet, we should expect it be above $2,700 PSF at the very least.

If you are interested and wish to arrange a viewing of the 10 Evelyn showflat, please do drop us a line to let us know, and we will keep you posted on the opening schedule. The floor plan brochure is ready, and we will be glad to send you that too.

Another Freehold Property . Jui Residences

Seventy St Patricks has been fully sold for some time, and was a good buy at around $1,7xx PSF average for an East Coast freehold condominium in 2014. But if you missed that particular boat, and are looking for something similar in 2018 now, you might want to consider Jui Residences along Serangoon Road in District 13.

Jui Residences, like Seventy St Patricks, is on freehold land. While it is not an East Coast project, its location is not too bad either. That’s because it is situated in the Boon Keng city fringe area, along the Kallang River, with only the Park Connector between it and the river. So it can be said to be a waterfront property, with facilities like the infinity pool, and units facing that way having an unblocked view down Kallang River.

Another noteworthy feature that lends a special cachet to the Jui Residences, is that it has its own conservation building. The land that this project sits on used to be the National Aerated Water (NAW) production factory. Its Art Deco style building has been a landmark along Serangoon Road for decades, since the early days of Singapore’s independence. It holds a special place in the hearts and memories of the older folks, leading the authorities to gazette it for conservation.

This building has now become part of the Jui Residence condo, and will house a retail / commercial section fronting the main road. It also helps to buffer the main residential building behind from the traffic noise of the main road.

At the same time, the Art Deco style of the NAW building has become the inspiration behind the design of the new Jui Residences building. Art Deco style elements that can be found in the new homes here include the terrazo look-alike flooring of the living / dining areas, the herringbone pattern of the bedroom floors, the classic mosaic tiles of the bathrooms, and the arched balcony facades.

Jui Residences Condo . By Kallang River

Jui Residences is a mid-sized project, with units ranging from 1 to 3 bedroom apartments. The developer has decided to price at around $1,7xx PSF for the VIP Preview launch, almost the same as the 2014 launch price for Seventy St Patricks. This could possibly make Jui Residences the lowest priced brand new freehold launch in 2018. With only 117 homes available here, it should sell out quite quickly.

If you are interested, just sign up for a Jui Residences showflat viewing appointment, or for the floor plans to be sent to you.

70 St Patricks Road

70 St Patricks Road is the site of the former St Patricks Garden that was sold enbloc to UOL. Now, a new condominium is on the drawing board, and is expected to launch for sale in 2014.

15 AUGUST 2014 UPDATE: New MRT Station will be beside 70 St Patricks! See below for location.

This promises to be one of the most attractive condos on the market. For a start, it is on freehold land, an increasingly rare and valued commodity. 70 St Patricks Road is also in a quiet low-rise residential estate. For an idea of the kind of homes in the neighbourhood, here is a picture of the next door neighbour, St Patrick’s Residences (launched & sold out some time ago).

Next to 70 St PatricksArtist’s Impression :: St Patrick’s Residences next door to 70 St Patricks

St Patrick’s Road is at Marine Parade, in the heart of East Coast, one of the most coveted districts to live in. Fans of East Coast (and there are many) tout it’s closeness to the city centre, the proximity to the East Coast Beaches, the sense of peace and cosy charm, the sea breezes, and the food.

Especially the food. East Coast is home to some of the tastiest, most mouth-watering and widest variety of food outlets around. Gastronomic delights, old and new abound, in almost every nook and cranny.

Other Location Highlights 0f 70 St Patricks

It is also home to some of the most established and reputable schools. 70 St Patricks is within 1 km to Tao Nan Primary, Ngee Ann Primary, and CHIJ Katong. Others like St Patrick’s School, CHIJ Katong Convent, and Victoria Junior College are within walking distances.

Many of those who grow up in the East Coast area never want to leave it, and it’s easy to see why.

Parkway Parade shopping mall is 1.5 km down Marine Parade Road. It has a pretty complete range of shops, banks, supermarket.

The much anticipated Eastern Region Line (ERL) MRT line that will connect the residential estates of Changi, Upper East Coast, Bedok South, Siglap, Marine Parade and Tanjong Rhu with the Central Business District in Marina Bay is due to complete by 2020. Anybody’s guess right now exactly where the Marine Parade station is located, but it shouldn’t be that far away!

Send us a note via the Contact Form, and I will update when more details are available on this project at 70 St Patricks Road.

The RV Altitude condo is another new freehold development, like Seventy St Patricks. However it is different in other aspects. For one thing, RV Altitude is a high rise development, compared to the 5-storey 70 St Patricks. For another, this project is in a much higher end location.

That’s because the RV Altitude condo sits on a plum plot of land along River Valley Road, on the outskirts of Orchard Road. River Valley Road, that runs almost parallel to Orchard Road, is an upmarket residential area. A number of pricey private apartments and condominiums line this road, as it winds its way past some old shophouses as well, and to the Raffles Place / Shenton Way CBD, past Clarke Quay.

RV Altitude is being developed by Roxy-Pacific Holdings. This developer is known for its preference for freehold sites, some of them rather small, that they turn into new boutique homes. They have almost a talent for this sort of thing. The RV Altitude site certainly fits this profile perfectly.

Do not expect RV Altitude to come cheap though. With the land cost alone being around $1,582 PSF, break-even cost even for a simple design, will likely come up to around $2,200 PSF. On that basis, selling price for the RV Altitude condo could be as low as around $2,400 PSF, or up to almost $2,800 PSF, considering that new nearby freehold projects are currently fetching above.

The RV Altitude showflat is likely to open for viewing appointments in October or November 2018. Site and floor plans are also not ready yet.

UPDATE 2: Marine Terrace MRT Station is just beside Seventy St Patrick!

On 15 August 2014, LTA finally unveiled the locations of the stations that will comprise the new Eastern Region Line. They also announced that it will be joined to the Thomson Line, and so renamed to the Thomson East Coast Line (TEL). Here is a map of the whole line:

Thomson East Coast LineMap of the Thomson East Coast Line (TEL) :: Source LTA

The best part of this news is that one of the stations on this line, the Marine Terrace station, will be right in front of Seventy St Patrick! The nearest entrance looks to be no more than 100m away, near St Patrick’s School.

This eastern part of the TEL will have 9 stations, stretching from Sungei Bedok to Tanjong Rhu. It will then connect northwards to the 22 stations of the northern stretch that were announced earlier under the Thomson Line.

The 13km eastern stretch will run through Tanjong Rhu, Katong Park, Amber, Marine Parade, Marine Terrace, Siglap, Bayshore, Bedok South & Sungei Bedok. The first 7 stations, from Tanjong Rhu to Bayshore, is expected to be completed by 2023.

And as we all know by now, the station will be embedded so deep underground, that residents of Seventy St Patrick won’t feel or hear any passing trains at all! Merely enjoy the convenience.
