Seventy St Patrick’s condominium is a delightful low rise 5-storey high development, with a cosy landed feel, right in the heart of the District 15 Marine Parade / East Coast residential area with its very strong sense of neighbourliness.
Seventy St Patricks is a rarity, one of the few brand new freehold condos that will have an MRT station (Marine Terrace station) almost on its doorstep. The showflat will be unveiled soon, and here are some artist’s impressions.
Seventy St Patricks Design
The overall design and site layout of Seventy St Patrick’s are unique. The blocks are set out on the site in boomerang shapes, so that almost all units get views of either the pool, or little nooks and corners of gardens.
In addition, 43% of the units get dual frontages. Which means no other unit at its back (as is usually the case in most projects). Instead, these enjoy views from both sides, allowing for through ventilation, and balconies behind the kitchen. You can choose to have a leisurely breakfast corner there, or be strictly pragmatic and decide that is your yard.
A lot of thought and attention to details here. Floor plan layouts are efficient and functional. The rooms are a decent size, not lavish, but not shoe-box. The finishes are lovely. Marble flooring to the living and dining areas, and solid oak timber flooring to the bedrooms.
The landscape architects, Sitetectonix, have weaved the facilities and gardens between the blocks in thematic layers, creating a sense of space and tranquility. Seventy St Patrick’s has in fact won the 2014 International Property Award (Asia Pacific) for Residential Developments in Singapore.

OTHER DEVELOPER LAUNCHES
Another upcoming freehold new launch in the east of Singapore is Arena Residences. This project promises to be good value for money, just as Seventy St Patricks was. It is located in the Guillemard area, at Guillemard Crescent, on the fringe of Geylang.
The section of Geylang that is immediately opposite Arena Residences however, has been zoned for commercial / institutional. This augurs well for the new development, as this zone is set to draw in new start-ups and small businesses who like the proximity of the location to the city centre, while enjoying lower rental rates here.
The other advantage about the Arena Residences location is that it is within 6 minutes walk of Mountbatten MRT station on the Circle Line. This line goes to the Marina Bay Financial District and the Esplanade, as well as to Doby Ghaut in Orchard Road. It has the advantage of joining every other MRT line in Singapore too.
One big attraction about Arena Residences, are the unblocked views that higher floor units will enjoy overlooking Singapore Sports Hub and Kallang Leisure Park (where the Arena Residence showflat is located), to Kallang Basin and the city centre skyline. Residents of lower floor units can see those views too from the rooftop Sky Terrace, where the pool and entertainment areas are.
Prices are looking good, starting from just $970K for a 2 bedroom unit (the smallest unit type available here), after the 5% + 3% Early Bird Discount for the launch. This works out to around $1,7xx PSF, similar to what Seventy St Patricks launched at.
The Arena Residence showflat will open for the VIP Preview on 27 October 2018. The actual booking date is likely to be a week later, in early November. Only those who sign up at the Preview will get to enjoy the early bird discounts.
But if your preference is still for the District 15 area, closer to where Seventy St Patricks is located, there are some good new launches as well. Just don’t expect the same kind of pricing that 70 St Patricks offered.
Some of these are projects like Meyer Mansion, Coastline Residences, One Meyer, the Nyon condo, Amber Park by CDL, and soon, the upcoming Liv @ MB. Of all of these, only Liv @ MB is 99 year leasehold. The others are all on freehold land.
Because of that, Liv @ MB is likely to be the closest in pricing to Seventy St Patricks. While the freehold ones average around $2,4xx to $2,7xx PSF, Liv @ MB could possibly be looking at something closer to the $2.2K PSF range.
It sits on the site of the former Katong Towers, that was sold en-bloc in a collective sale tender to Bukit Sembawang Estates. This site has the advantage of being within 5 minutes walk from the upcoming Katong Park MRT station.
